Already have a resident portal?

No problem.

Atriom can work alongside your existing management system. Use Atriom as your association's professional public-facing community website while continuing to use your existing portal for owner-only records, payments, maintenance requests, or other management functions.

If the association later wants to consolidate its protected records into Atriom, it can move to the Association or Full Service plan.

How updates work

Atriom plans include a different level of ongoing content support. An update request can include several related changes submitted together.

A CAM sends the October meeting notice, the agenda, and three supporting documents.

One update request — not five.

A board asks us to change the president’s name, update the management phone number, and change clubhouse hours.

Submitted together, that is one update request.

Public website, protected records

Community — public community website

Public community information, news, notices, resources, and documents the association chooses to make publicly available.

Association and Full Service — public website + secure resident access

The public community website plus a protected area for association information intended only for verified owners.

Built with Florida association record requirements in mind.

Some Florida condominium and homeowners associations are required to make specified records available electronically, and certain information may need to be provided through a protected electronic location inaccessible to the general public. Atriom's secure Resident Portal is designed with that distinction in mind.

Requirements vary by association type, size, records, and circumstances. Atriom does not provide legal advice. Associations should consult their professional advisers regarding their specific obligations.

Have Questions? (FAQs)

Choose based on what your association needs, not how many doors you have. If you need a professional public website, Community. If you also need a protected area where verified owners can access association records, Association. If you want Atriom to keep all of it current so the board and CAM do not have to, Full Service. A large association may choose Community because it already has a portal elsewhere; a small one may choose Association because it wants Atriom’s secure portal.

No. Many associations have a portal through their management company or accounting software. Use Atriom as your public-facing community website on the Community plan and keep your existing portal for owner records, payments and maintenance requests. If you later want your protected records under one association-owned system, move to Association or Full Service.

A related batch of changes submitted together. A meeting notice with its agenda and supporting documents is one request. A set of board and contact changes sent in one email is one request. We do not count every file or line of text separately.

Normal ongoing association activity is included: documents, notices, agendas, minutes, announcements, calendar events, board and contact changes, image swaps and edits to existing pages. It does not include new page design, major redesigns, custom development, integrations, substantial copywriting, emergency same-day work, large historical migrations, or rebuilding sections of the site. Those are quoted separately.

Standard turnaround is 3–5 business days on Community, 2–3 on Association, and 1–2 on Full Service, which also includes priority support. Statutory meeting-notice deadlines are the association’s responsibility to plan for; tell us the date and we will schedule accordingly.

We build and configure the site, organize your initial content, establish the structure, set up hosting and security, and migrate your existing documents — up to 25 on Community, 75 on Association and 150 on Full Service. Additional bulk migration is available and quoted separately.

No plan does, and we do not claim it. Some Florida associations are required to make specified records available electronically, and certain information may need to be provided through a protected location inaccessible to the general public. Atriom is built with those requirements in mind, but the association controls what is posted, when, and whether it needs redaction. Consult your professional advisers about your specific obligations.

The association does. The site is built for the association that owns it, and your documents remain yours. If your relationship with a management company changes, your website and records stay with the association.

Yes. Hosting, SSL, security, backups and platform maintenance are included on every plan. We point your existing domain at the new site so owners keep the address they know, or register one for you.

No. The Community Hub is the website and resident portal. We do have a separate parking application — resident vehicle registration, approvals and permit records — which is not part of this product and is not something we are selling on its own. If parking is a real problem at your community, mention it when we talk and we will tell you honestly whether it is a fit yet.

Let's talk about your community

A short conversation lets us understand your existing website, any portal you already use, your records, and what you'd want us to keep current. No sales team — you talk to the person who does the work.
